Viceroy: 'A Dream Coming To Life'


Anyone who was acquainted with the Barnes Bay and Meads Bay site before the commencement of construction work there by the KOR Group, developers of the Viceroy Resort and Residences, would now be astonished by the upscale transformation taking place there.

It is this progress that a number of persons, including representatives of the local media, were invited to see and celebrate on Friday, February 23. The celebration was held at the Viceroy Anguilla Sales Centre at Meads Bay, where the invited guests were treated with complimentary cocktails, hors d’oeuvres, live entertainment and boat tours of the site. The centre looks out across the arresting beauty of the bay and is an attractively laid out portable building for both the sales and marketing team and visitors.

Brian Walulik is the Managing Director for KOR Realty Group, the new entity which is continuing the sales and marketing of the Viceroy Project. He has been in Anguilla for about two months and has a number of energetic persons, including Anguillians, working with him. They include Property Advisers Anne Parles, Chris Wollett, Beth Barry, Bill Knanss; Property Associate Rogina Gumbs and Services Coordinator, Remy Minette.

Mr. Walulik, who was born in Huntington Beach, Southern California, worked in various places throughout the world. Before coming to Anguilla he served in the Hawaiian Islands where he obtained a lot of his experience.

Asked how the sales of the resort residences were going, he said that while his group was just starting its work, there had already been a phenomenal success over the past year. There were still a variety of beachfront villas and condominiums available on sale with the prices ranging from US $1,000,000 to close to US$7,000,000.

The buyers include many persons from the East Coast and Midwest of the United States and others from California, Italy and the United Kingdom. “It is kind of spread out, as a lot of people are aware of the beauty of Anguilla and its special nature and many of the people I have talked to have numerous years of experience in Anguilla,” Mr. Walulik stated. According to him, a rough estimate of about 75% of the resort has already been sold.

During the tour it was observed that many of the individual villas, townhouses and residences and supported facilities are now being built with their foundations well above ground. “There has been spectacular progress since the time that I arrived in December when the underground and infrastructure work was being done,” he said.

Mr. Walulik noted that although the residences would be privately owned, they would still remain part of the resort. He pointed out that this was the major focus of the KOR Group based on its history and success and in agreement with the Government of Anguilla. He stated that many of the buyers had so far agreed that the residences should be kept in the rental programme with occasional use by themselves.

In June last year, information from the KOR Group’s website stated that the Los Angeles-based luxury operator had completed a loan agreement of US236 with Citigroup of New York to finance the construction of the Viceroy Resort and Residences in Anguilla. The Anguilla resort has been described as KOR’s most successful real estate project in the Caribbean.

The Viceroy project is situated on over 36 acres with 3,200 feet of land along Barnes Bay and Meads Bay.

The British firm, Carillion, is responsible for the construction work on the project. The labour force is a mixture of overseas and skilled Anguillian workers.
