Ocean Terrace Condos Open In Anguilla

An Anguillian, who has been living outside the island for 26 years, is the owner of Ocean Terrace Condos, called the Long Pond Condominium Development. The property is located off the Farrington area on the island’s south coast with a panoramic view of the sea and the mountain peaks of the neighbouring French and Dutch Islands.
The owner, Ambrose Fleming, of Island Harbour, worked for 25 years with NAPA, a leading supplier of auto parts in St. Maarten. He spent the last 15 years in the hospitality industry there selling time share. He was involved in such resorts as Pelican Royal, Palm Flamingo, and Atrium. He was the winner of the Gold Grammy Award in 1994 and the Silver Award in 1998 for breaking the world record by generating in excess of US$3,000, 000 in the time share volume. He has now retired from his employment in St. Maarten and has fulfilled a life-long dream by investing in his own tourism business in Anguilla.

The first of two buildings comprising Ocean Terrace Condos was opened on Sunday January 12. The second building will be ready in the near future. The overall project comprises eight 2-bedroom and three one-bedroom condos with swimming pool, laundry and other facilities. When completed and fully occupied, the three-floor property will accommodate up to 60 persons. A tennis court is to be added shortly. The condominiums are available on monthly and annual long term leases, for sale and rentals.
The property is being managed by Ms Brenda Fox who is originally from the United States but who has been residing in Anguilla for the past eleven years.

The Opening Ceremony

The large attendance at the opening ceremony was dominated by residents in St.Maarten, many of whom are friends of Ambrose Fleming and family. Speaking on behalf of Chief Minister and Minister of Tourism, Osbourne Fleming, Minister of Finance Victor Banks noted that property of that calibre was located in his constituency. “I also happy to see the kind of support that is being shown for a young Anguillian who is embarking on a very significant venture,” he said. “I am quite sure that Mr. Fleming is proud to know that you all have come out from Anguilla, and most especially from St. Maarten where he has lived for a very long time, to be with him.”
Mr. Banks stated that the project was an indication of the kinds of things that Anguillians could do to help develop the island if they persevere and work hard. He described Mr. Fleming as being “very assertive and aggressive” saying, among other things, that for a number of years he had not only been the number one time share salesman in the Caribbean but the world.
The Minister went on: “I would like to tell Mr. Fleming and his family that the Government of Anguilla will support him to the extent of our capacity to do so. We are proud of what you have done. We have seen the property from its very beginnings and we are happy with the outcome. It shows the kind of quality that Anguilla is associated with. We are associated for the most part with tourism at the upper end of the market; and this project, by its very nature, its outline, architecture and design and the whole ambience, fits with that product. I am confident with a salesman like Mr. Fleming, with the effort that he will continue to put in his work, this will be a success. The people of Anguilla are going to support you. I am confident of that because they are proud of you as a son of the soil.”

Responding, Mr. Fleming said that although he had left Anguilla 26 years ago, the island had always been in his heart. He spoke about the hard work he did in time sharing and the successes he achieved. “Anguilla is growing and has a tremendous amount of potential,” he continued. “Just as I had a dream, if there is anyone out there who hasn’t had a dream yet, you are not too late – get started.” A lot of people in Anguilla think we can do just everything by ourselves and we don’t need anybody. That is probably the worse kind of thinking anybody can have. We all need somebody and if you want to do something for yourselves, there are a lot of people out there willing to help.”
He expressed his gratitude to the large number of persons in St.Maarten and Anguilla who helped his realised his dream. Among those he singled were his friend and financial adviser, Francis Bowman, General Manager of F.W.Vlaun in St. Maarten (who spoke briefly at the ceremony); others who encouraged him; the local contractors, workmen and the architect, Stanford Harrigan (his brother-in-law).

CCB's Managing Director Receives Award For Loan Assistance

Two financial institutions in Anguilla were specially thanked and given plaques for their loan assistance. They were the Caribbean Commercial Bank (CCB) and the Anguilla Development Board (ADB). In accepting the award, CCB’s Managing Director Preston Bryan expressed the bank’s pleasure in contributing to the financing of the project and wished it every success.
The ADB was not represented at the ceremony. Speaking afterwards, the Manager, Mr. Fabian Proctor, told The Anguillian that the Development Board was pleased to have been involved in the initial stages of the project. He added that the Board had every confidence that with the energy shown by Mr. Fleming the project would be a successful undertaking.
Now that the Long Pond Condominium Development has been established, Mr. and Mrs. Ambrose Fleming are now turning their attention to marketing the property. Its upscale nature, services, picturesque and quiet location are expected to greatly assist in attracting many guests and even purchasers.
